Project 1

Moving to a totally new area of the country is often met with a little trepidation, principally dealing with the unknown, especially with few day-to-day contacts and familiar faces to rely on, however selecting a builder or contractor to build your home from the foundations up, is a totally different level of decision making and potential risk and stress.

Having moved from Marlow to the New Forest, we naturally had to get this decision right, and in order to do, we rightly took our time to consider the options available, which included talking to new neighbours and talking to all references for the considered contractors.

It became very clear, very quickly that NFL Construction had a very good local reputation, primarily based on high quality work, good and sensible value (based on the current market rates) and really good levels of highly responsive communication.

What also became apparent over time was that the NFL team offered ideas and solutions to almost every issue or problem encountered and their guidance, support and can-do attitude was always genuinely appreciated.

We were delighted with our build, with the care and consideration all the NFL team extended to us and would urge anyone considering a builder or contractor for their project (no matter the size) to considered NFL Construction with a high degree of assurance and confidence that they will do a highly professional and quality job for them.

Project 2

The existing 1930’s bungalow had been owned by Nigel’s parents for 30 years, whilst holding many happy family memories, it was overdue major investment. We were determined to enjoy single storey living for its benefits now and in later life, but did not want a conventional bungalow, which frequently have unused rooms, low ceilings and high energy costs.

We decided to create a 21st Century version of the unassuming bungalows which are so familiar in coastal locations. As we were custom building, we chose to use our budget to design a high quality home with low life cycle cost – prioritising a feeling of a special space was more important to us than trying to just maximise the size for our budget.

Our plot is 21m wide by 34m deep, so typical for a 1930’s street. The choice of an ‘L’ shaped bungalow, whilst increasing cost, was to provide a range of different outlooks and internal views, we find the ability to look out at the walls of own home adds a sense of ‘place’. The large open 4m high veranda has allowed us to enjoy the changing seasons. The stunted pine tree which holds many family memories was carefully protected, it gives cool shade in the height of summer.

Design and specification choices were a collaboration between us, our Architect, Landscape designer, and NFL Construction, the excellent local builder we used for the work.

For the external elevations we wanted the home to be distinctive whilst being respectful of the conventional street scene. We cruised the internet for inspiration, and found we admired the simplicity of a Danish 1970’s home design by Johan Sundberg, after much debate we selected a low pitch roof, with elevations of burnt Siberian larch and Danish long format bricks, these are a unusual 468mm long and 38mm high brick, the random bond was selected for both informality and to reduce wastage.

We considered various structural solutions – but decided on traditional masonry. Whilst other options would have been quicker, and certainly easier to achieve our objectives for Passivehaus insulation values and airtightness, we wanted to maximise the active thermal mass, using dense concrete blocks with traditional two coat wet plaster for the airtightness barrier, we also decided to omit the usual floor screed and instead placed our underfloor heating pipe work direct in the concrete slab. As a result, our ‘warm’ structural mass is 125 Tonnes; our home is a storage heater. This both smooths out our heat demand on the ASHP, and working with the MVHR, provides for even temperatures throughout the home; warm in winter and cool in summer. To ensure good airtightness, in addition to plastered walls we worked closely with Ecohaus to achieve an airtight window position in line with the cavity insulation, and to minimise cold bridging from the external blind boxes – which we wanted flush with the facing brick.

An ‘L’ shaped bungalow, with a high surface to volume ratio, is less cost effective in both construction and running cost, than the optimal ‘nearest to cube’ standard preferred for Passivehaus. We decided to do all we could to reduce the energy cost by adopting Passivehaus details and standards, although we knew our form factor would make it impractical to seek Passivehaus certification. We decided to focus on fabric first and go all electric, little did we know that after completion the energy crisis would see electricity costs doubling. Windows, doors and insulation to the walls, floor and loft all exceed building regulations, the air test achieved 0.97 (Building Regs require < 10), excellent for a masonry construction.

By adopting the Passivehaus standards, combined with ASHP, MVHR, a 7Kw PV system and home battery our total annual energy cost is negative – the house pays for our EV doing 8000 miles ! The ASHP also has a grant of £3500 over 7 years via the Renewable Heat Incentive scheme. We use energy normally; room stats are set continuously at 21Deg., with abundant hot water, tumble drying and all the usual home appliances.

Passivehaus principles also guided us to manage summer overheating, a 600mm eaves overhang provide shading and external electric blinds on the south and west facing windows allow us to control solar gain, whilst capturing the solar benefit during the other seasons.

The interiors continue the Danish 1970’s simplicity, resonant of a modern loft apartment with an open plan approach, we made two key choices; 3m high ceilings and having versatile daytime spaces – avoiding ‘spare’ closed rooms. Our guest bathroom is in European style as a ‘technical room’, with hot water tank, MVHR and laundry concealed behind sliding doors. All of the design discretely supports any of our later life needs.

Visitors remark on the spacious feel, although at 148m2 it is similar to many 3 bed homes. All the external doors and windows are 2.5m high and Ash internally, they take advantage of the high ceilings to achieve the light and spacious feel. Our study looks out to the garden, but has double doors 2.5m x 2.5m which close to form the wall when it is occupied as a bedroom, using the concealed full size fold-down bed.

For most of the time we live as a couple, we are delighted with the free flowing adaptable spaces, with interesting internal and external views, we positioned the building and windows to reduce the sense of overlooking. The environmental and running cost benefits have certainly exceeded our expectations, but who would image all the choices and decisions required during a bespoke build.

Project 3

Following our move into the village, we completed the design and obtained planning permission to demolish an existing building and create a new, bespoke, craftsman constructed, 2800sqft, 5-bedroom timber frame house, on a 1/3-acre site.

Our next unenviable task was to find a builder with all the necessary knowledge, skill and essential flexibility, to successfully execute the entire development for us.

We have privately completed, 3 large house extensions/total refurbishments plus a 5-bedroom total new build. In addition, having also completed a 38-year career working as the Property Development Client inside several multinational corporations, I was fully aware of the potential consequences and heartache, if I were to engage the wrong local builder for our latest homebuild project.

We needn’t have worried! Paul and his in-house team, along with a carefully selected set of sub-contractors, were an absolute delight to deal with throughout. In line with Paul’s business ethos and personal approach, this has proven to be a solid and genuinely customer focussed company to deal with.

From the very start, Paul brought to the project his practical experience and ‘thinking outside the box’ skills, in order to improve the buildability. This approach to the project complimented the detailed design, during the construction phase. He also skilfully integrated our own numerous and inevitable client changes, which evolved during the construction process. All at a mutually agreed, fair and reasonable cost. On time and within budget.

Inevitably, on all construction sites there will be issues arising, for various reasons. In my many years’ experience of hundreds of projects, both privately and professionally, I have rarely come across a builder like Paul and his team. They all started off and remained, friendly, helpful, informative, understanding and utterly professional, throughout the entire period we dealt with them on our project.

In conclusion, I can’t recommend them highly enough. We certainly, will not be looking for anyone else to work alongside us, when we commence creating our final retirement home sometime during the latter part of 2025.

Project 4

We brought this three bed bungalow with the idea of making it into our forever family home.

The foot print of the bungalow was already a good size, so we just needed to make the garage integral plus a small side extension and reconfigure downstairs.

Then build a new first floor and add four bedrooms with three bedrooms.

NFL construction did an amazing job start to finish and we have been over the moon with what we have achieved with this house.

We had an artist’s impression (CGI) done before we commenced and it matched perfectly with the end result.

The team never disappointed with their attention to detail and delivered our dream home.
